If you love walking the trails, playing sports, kayaking, fishing,
hunting, camping, golfing, disc golfing and just about anything else
you can think of that involves the outdoors, then Tallahassee is
definitely the place to be!  Tallahassee has an amazing 61 parks
within the city that is managed by the city.  There is something for
everyone when it comes to parks and recreation in Tallahassee.

One of Tallahassee’s most recognized parks is Alfred B. Maclay Gardens
State Park.  The beautiful ornamental gardens are located on a portion
of the park’s 1,076 upland acres. The gardens were first planted in
1923 by Alfred B. and Louise Maclay after purchasing the property for
their winter home. A masterpiece of floral architecture, the gardens
feature a picturesque brick walkway, a secret garden, a reflection
pool, a walled garden and hundreds of azalea and camellia plants. Lake
Hall offers swimming and fishing, along with non-motorized boating for
canoers and kayakers. Pavilions and grills along the shore provide a
perfect setting for picnicking. Two short nature trails through the
woods overlooking the lake will enthrall walking enthusiasts, while
hikers, bicyclists and equestrians can enjoy five miles of multi-use
trails surrounding Lake Overstreet which adjoins the gardens.

Another well known Tallahassee park with lots of unique Tallahassee
history is Lake Jackson Mounds Archaeological State Park.  More than
eight centuries ago, Native Americans inhabited the area around Lake
Jackson, just north of Tallahassee. The park site was part of what is
now known as the Southeastern Ceremonial Complex. Today, it
encompasses six earthen temple mounds and one possible burial mound.
The largest mound is 278 feet by 312 feet at the base and
approximately 36 feet in height. Artifacts of pre-Columbian societies
have been found here including copper breastplates, necklaces,
bracelets, anklets, and cloaks. Visitors can enjoy a short hike past
the remains of an 1800s grist mill or picnic on an open grassy area
near the largest mound. Guided tours and interpretive programs of the
Tallahassee park are available upon request.

Another beautiful Tallahassee park with lots of enjoyable Tallahassee
fishing is Lake Talquin State Park.  In 1927 the Jackson Bluff Dam was
constructed on the Ochlockonee River to produce hydroelectric power.
The waters held back by the dam formed Lake Talquin, which now offers
outstanding recreational opportunities. Catch largemouth bass, bream,
shellcracker, and speckled perch. Visitors can enjoy nature walks,
picnicking, boating, and canoeing. Nature lovers will enjoy the
rolling hills and deep ravines with forests of pines and hardwoods
where they may spy wild turkeys, bald eagles, ospreys, and deer. To
reserve the picnic pavilion for a special gathering, please call at
least two weeks in advance. The pavilion is reserved on a
first-come-first-served basis.

According to the National Association of Realtors US home sales are up
7.6% within the last month and they are up 22.8% from last year.  Home
sales in the South are up 8.6% within the last month and are up 23%
from last year.  The average sales price of homes in the US has risen
4.7% since last year.  The average sales price of homes in the South
has gone up 2.8% since last year.

According to Florida Realtors single family existing home sales are up
27% from April 2009 in Florida.  The Average sales price has gone up
1% as compared with last years average sales price.  Single family
sales in Tallahassee are up 61% compared with April 2009 while the
median sales price is down 10% in Tallahassee from last year.  This is
great for people ready to buy Tallahassee homes today because they are
buying Tallahassee housing at rock bottom prices.

According to Florida Realtors statewide condo sales have gone up 55%
while the average price of those condos has dropped 3%.  In
Tallahassee condo sales have increased 29% and the price of
Tallahassee condos has dropped an astonishing 25% since April of last
year.  This is the best time to buy Tallahassee condos.

Home buyers who want a good deal in real estate invariably think first about pursuing foreclosures. Buyers have this picture in their mind of a cute little house, surrounded by a white picket fence that is owned by a widowed mom who fell on hard times, but that scenario is generally far from reality.

Why Do Sellers Go Into Foreclosure?

Sellers stop making payments for a host of reasons. Few choose to go into foreclosure voluntarily. It’s often an unpredictable result from one of the following:

* Laid-off, fired or quit job

* Inability to continue working due to medical conditions

* Excessive debt and mounting bill obligations

* Squabbles with co-owner, divorce

* Job transfer to another state

Negotiating Directly with Sellers in Foreclosure

Investors who specialize in buying foreclosures often prefer to purchase these homes before the foreclosure proceedings are final. Before approaching a seller in distress, consider:

1. Foreclosure proceedings vary from state to state. In states where mortgages are used, home owners can end up staying in the property for almost a year; whereas, in states where trust deeds are used, a seller has less than four months before the trustee’s sale.

2. Almost every state provides for some period of redemption. This means the seller has an irrevocable right during a certain length of time to cure the default, including paying all foreclosure costs, back interest and missed principal payments, to regain control of the property. 3. Many states also require that buyers give to sellers certain disclosures regarding equity purchases. Failure to provide those notices and to prepare offers on the required paperwork can result in fines, lawsuits or even revocation of sale.

4. Determine whether you’re the type of person who can easily take advantage of a seller’s misfortune under these circumstances and / or put a family out on the street. Oh, critics will argue it’s just business and sellers deserve what they get, even if it’s five cents on the dollar. Others will feign compassion and trick themselves into believing they are “helping” the home owners avoid further embarrassment, but deep inside yourself, you know that’s not true.

Buying a Home at the Trustee’s Sale

Check with your local county office to find out how sales in your area are handled, but common threads among those I see in Sacramento are:

* No loan contingency

* Sealed bids

* Proof of financial qualifications

* Sizeable earnest money deposits

* Purchase property “as is”

Sometimes buyers are not allowed to inspect the house before making an offer. The problem with buying a house sight unseen is you can’t calculate how much it will cost to improve the structure or bring it up to habitable standards. Nor do you know if the occupant will retaliate and destroy the interior. On top of that, you may need to evict the tenant or owner from the premises after you receive title, and eviction processes can be costly.

How to Purchase Tallahassee Homes in Foreclosure

  • Visit a Tallahassee loan agent and get prequalified for a loan.
  • Find a Tallahassee realtor that specializes in foreclosures. Ask for referrals from friends or family members, or find ads in real estate booklets and newspapers. If you are interested in government properties, make sure the agent is HUD-, FHA-, or VA-certified.
  • Tell your agent how much you can spend. (Consider fix-up costs too.) Bring your prequalification letter.
  • Ask your agent about real estate auctions, if you can afford to pay in cash.
  • Go see what’s out there. Ask your agent to help you determine what your up-front costs would be, what your fix-up costs would be and what the resale value would be for each property. Crunch all the numbers to the last detail, even considering resale costs such as advertising and commissions.
  • Find out what the property would rent for, if you plan to lease it out.
  • Make a bid on the property.
  • If you get the bid, have a thorough home inspection and appraisal done.
  • Use a reliable title company to check for any liens on the property.
  • If the inspections turn out okay, buy your home and enjoy – or fix it up and sell it for profit.

Tallahassee commercial property loan defaults soar

The Tallahassee default rate for commercial Tallahassee real estate loans held by banks reached the highest in 16 years and the outlook looks worse, according to a report by a research firm released on Monday.

The picture for loans underlying commercial mortgage-backed securities looks as bleak, according to another report.

The national default rate for commercial real estate mortgages held by banks and other depository institutions reached 3.4 percent in the third quarter, up 0.52 percentage point from the second quarter, according to research firm Real Estate Econometrics.

It was the largest one-quarter increase since quarterly data became available in 2003.

At 3.4 percent, the U.S. default rate for commercial real estate mortgages — on office, industrial, hotel and retail properties — held by banks, thrifts and other depository institutions was the highest since 1993, when the default rate was 4.1 percent.

The default rate is the percentage of loans on a dollar basis that are past due 90 days or more or that are in non-accrual status, meaning lenders don’t expect to be repaid in full, according to Real Estate Econometrics.

For apartment buildings, the default rate was reached 3.58 percent, up from 3.14 percent in the second quarter. The default rate on multifamily mortgages also has more than doubled over the last year.

Some banks that had large exposure to commercial real estate are not suffering because they had strong risk management practices, conservatively analyzed loans and had in-place structures that hold someone accountable for the loan.

Real Estate Econometrics sees the default rate for commercial real estate mortgages held by depository institutions hitting 4.0 percent in the fourth quarter of 2009, about 5.2 percent by the end of 2010, and peaking at 5.3 percent in 2011.
